Arizona State University’s Lantana Hall 2021 Student Housing Business Innovator Award Winner


Honoring the usage of sustainable design and construction completed by Capstone Development Partners, CORE Construction and Shepley Bulfinch

Lantana Hall at Arizona State University’s Polytechnic Campus has been awarded the 2021 Student Housing Business Innovator Award for Best Use of Green & Sustainable Construction/Design. The Student Housing Business Innovator Award honors excellence in development, architecture/design, and sustainable design in student housing properties, on- and off-campus. The project was selected among 140 student housing developments submitted for a total of 25 award categories. Entrants into the category were judged on multiple criteria including: how the use of green and sustainable construction and development served the mission of the university as a forward-thinking institution; how the use of green and sustainable construction and development will help achieve operations and management cost savings both short and long-term; specific LEED rating achieved; and number and scope of green & sustainable construction & development features in the project.

Capstone Development Partners and its capital partner Harrison Street Real Estate Capital, along with Arizona State University (ASU), engaged the design-build team comprised of CORE Construction and Shepley Bulfinch to develop Lantana Hall, for a fast-tracked project that commenced design in November 2018. Completed in the summer of 2020, the LEED Platinum certified student housing project, and the only on any of ASU’s campuses, is an example of how a public-private partnership and integrated design-build team can come together to create an important, sustainable piece of campus fabric.

When work began in 2018, the integrated developer-led design-build team sought to continue ASU’s efforts as a leader in sustainable campus design using only sustainable concepts, materials and construction methods throughout the project. These efforts included adding large windows to provide natural light, integrating biophilic elements like preserved moss in common spaces, and designing bedrooms to enhance occupant comfort and wellness. The design-build team worked closely together to utilize innovative construction methods, such as utilizing a prefabricated wood structure which not only reduced the carbon footprint on the building, but also greatly reduced waste during the construction process. All work on the ASU campus targets LEED Silver certification. From day one, the design team sought to create a sustainable project that fit within a constrained budget, and successfully exceeded the team’s initial goal of LEED Silver. The project was awarded a LEED for Homes Platinum Rating shortly after completion in the fall of 2020, the first of such for a housing project at the university.

Lantana Hall was developed by Capstone in a P3 collaboration with Arizona State University and was financed with 100% equity through Capstone’s P3+ financing program with Harrison Street. Lantana Hall is maintained and operated by ASU in collaboration with Capstone Management Partners. Other key partners included Peterson Associates for M/E/P and PK Associates for Structural Engineering and DIG Studio for Landscape Architecture, Sheward Partnership, Energy Modeling, Civil Design, Green Insight and LEED Consultant.
